We work directly with homeowners to sell properties quickly. Very often, the seller has to get out of the property quickly and doesn’t have the traditional time it normally takes to list with an agent and post it on the MLS (Multiple Listing Service). We’ve formulated how to make these properties profitable for you, the investor, and for us.

Of course! However, these deals need to close quickly, so most of our clients paying cash will get these deals first. If you’re pre-approved with a bank and can close quickly, we’ll consider all offers. There are some deals where the homeowner will consider carrying the financing themselves.

We take offers on a first-come first-serve basis and telephone tends to be the quickest. The first individual to put an earnest money deposit on the property gets it. Don’t feel pressured though; we will answer any questions all the way up through closing.

In order to keep our properties heavily discounted, our promise to the seller is that they will not be charged any fees. That being said, we make sure there’s enough safe margins and equity for our investors to make money on every deal we present them.
For buyers and investors, we do charge a small fee but are transparent on all costs on the front-end before an offer is put in.

This is a great question. We spend a lot of money on advertising for these heavily discounted properties. As the wholesaler, we make a quick profit although not as high as our investors who typically make even more by fixing up the properties to resell or rent out.
